Property Description

Overview
The Lazy B Ranch represents a unique opportunity to purchase a turnkey ranch that has it all. A property of this caliber simply does not become available very often and the current owner has done the work so that the new owner can simply enjoy. The Lazy B has many features that are hard to find on one ranch and it is ideal for entertaining large groups of family, friends, or clients. You can entertain guests in the party barn or play pickleball on your own lighted court!

Location
The ranch is located three miles west of Chico and 17 miles west of Decatur. Travel time to Fort Worth is just under an hour and the ranch is 1 hour and 20 minutes from Dallas.

Improvements
The main house is a 4,639-sf custom home built in 2011. It has 5 bedrooms and 5.5 baths and was renovated in 2021. The house features a large open kitchen that connects both the living and dining area. The master bedroom and bathroom are not to be missed as they are fantastic. This house is straight out of a magazine and comes fully furnished.

Located near the main house is a fantastic 40x60 party barn with a very high-end finish out. This building includes a wet bar, four televisions that make one very large screen, poker table, shuffleboard table, ping pong table, pool table, and a large u-shaped couch. There is also a private gym and a movie room upstairs.

Located next to the party barn is a lighted pickleball court. Adjacent to the court is a covered seating area for viewing and an enclosed tack/storage room.

A barn and shop that measures 40x60 is located near the entrance of the ranch. The barn is used for storing farm and ranch implements and there is a livestock working facility adjacent to the shop.

The current owner has built approximately three miles of new roads on the ranch and installed a number of new culverts.

Hunting/Recreation
The wildlife on the ranch is abundant. Deer, turkey, and hogs are all prevalent on the ranch. Ducks and geese are also fond of the flooded habitat and many water features found on the Lazy B. The ranch comes fully furnished with 6 deer blinds, 6 feeders, and two steel buried duck blinds.

The recreational opportunities at the Lazy B are seemingly endless.

*Scenic drives to take in the beauty of the ranch
*Sunbathing or swimming off the dock at the pond
*Clay shooting on your own private range
*Pool, shuffleboard, poker, drinks at the bar or watching movies in the movie room in the party barn
*Pickleball games day or night
*Working out in the exercise room
*Hiking or ATV rides on the many trails carved through the ranch
*Fishing in any of the stocked ponds

Water
The crown jewel of the many water features that can be found on the ranch is the completely rebuilt 2.2+-acre fishing pond located just beyond the house. The pond was reworked to increase both size and depth, with the maximum depth now being approximately 30 feet. The pond contains multiple aerators and a pier with a deck for swimming, fishing and sunbathing. It has been stocked with baitfish and 9-12-inch bass weighing over 1 lb. Venchoner Creek runs through the middle of the ranch for approximately 3,680 feet. Willow Creek forms much of the eastern boundary of the ranch for approximately 1,341 feet. There are numerous additional ponds and wildlife watering holes found on the ranch.

Terrain and Pasture Improvement Plan
The terrain is very diverse on the ranch and the elevation change is approximately 110 feet. Parts of the ranch contain planted fields and food plots, while other areas feature deep canyons, mature timber and creek bottoms. The mix of open pasture to wooded cover on the ranch is ideal.

The property is enrolled in a federal program known as Pastures for Upland Birds. Over 50% of the pastures have been replanted in native grasses with a focus on quail habitat. The remaining pastures will be planted over the next few years under the program with the completion expected in 2 years.

Minerals
The current owner does not own any of the minerals. There are a couple of producing wells on the ranch, however, they are accessed through a separate gate and located at the southern tip of the ranch.

Additional Comments
The Lazy B is under a wildlife exemption plan.
